Cause and Goal

Preserve the greenery during increasingly long dry periods

The block has relatively few green areas compared to the number of buildings, apartments, parking spaces and overall construction. The existing maintenance plan includes mowing, waste collection, weeding, pruning, seeding, and certain watering of trees and shrubs, but does not provide for systematic watering of lawns.

The proposal therefore calls for an organised examination of the technical possibilities, available water sources, ways of measuring consumption, possible pipe routes, prices of different solutions and fair allocation of costs.

Only after the collection of this data would the co-owners be provided with a final investment proposal with concrete offers, costs and a decision proposal.

Possible solutions

Three variants for comparison

The final number of zones, sprinklers, valves and controllers can be determined only after examination of the terrain and measurement of pressure and water flow.

Variant A

External connectors and mobile sprinklers

The smallest initial investment, but also a permanent dependence on human labor, the relocation of equipment and the proper implementation of each watering cycle.

Variant B

Automatic Irrigation Pilot

A smaller, functionally complete system on a representative surface for measuring consumption, checking pressure, watering quality and maintenance needs.

Variant C

A phased automatic system for the entire block

A common concept divided by buildings or garage units, so that the time of performance, financing and coverage can be decided separately.

Initial technical concept

More local subsystems instead of one large system

Preliminary consideration is given to connecting the subsystem with water sources of individual buildings or garage units. In particular, the conduction of pipes through common garages under buildings E, F and D and under buildings A and B should be examined, along with vertical exits towards green areas.

Such an approach could reduce the need for road and asphalt digging. Each subsystem could have a separate consumption measurement, its own controller, valves and zones and operate independently, without a mandatory internet connection.

For larger lawns, entrenched pop-up sprinklers would be considered, and for narrow belts, shrubs, hedges, and individual trees, drip irrigation.

What to check before making a decision

The preparatory phase serves to draw up a reliable technical and financial comparison, and does not constitute an approval of the works.

    Ownership and financial situation

    Identify which green areas belong to whom, who can make decisions, which maintenance reserve fund would pay and which water meter would be used for billing.

    Water sources and routes through garages

    Check the pressure and flow, the possibility of submersibles and power supply, and safe running of installations through garages and towards green areas.

  3. 03

    Inventory of green areas

    Sort lawns, narrow belts, shrubs, hedges, and trees to determine where the sprinklers, drop-by-drop system, or the absence of irrigation are appropriate.

    Comparable offers

    At least three contractors should be given the same project task and separately display prices for all three variants considered.

    The cost of a manual alternative

    Request an annual offer for watering with mobile sprayers with number of cycles, hours of operation, equipment and handling during drought.

Expected result

Clear basis for joint decision

The final proposal should include a map of green areas and water sources, proposed zones and stages of performance, at least three comparable offers and a price per building or garage as a whole.

It would assess the annual costs of water and maintenance, compare costs over ten and fifteen years, propose the distribution of investment and consumption, and show the results of the pilot project if carried out.

Suggestion of conclusion

Initiate the examination and make the investment decision separately

Representatives or a coordination group would collect data from managers and buildings, organise tours and measurements, request at least three non-binding offers and prepare a pilot and final comparison.

Important: This proposal does not approve works, selection of contractors or the use of maintenance reserve fund funds. Each cost must be separately shown and approved before contracting.
